General Description

The ground floor is the main floor of the house and can be accessed on level ground via the front gate and also from the lower ground floor level on the other side of the house. It is airy and very spacious with ceilings of a minimum of 3m (10ft) and grey/white polished marble floors throughout.

This floor contains two reception rooms, a separate open–plan dining room, a large hall and the kitchen/utility rooms. There are also two good–sized double bedrooms at ground floor level with their own bath/shower room – useful if anyone has mobility problems.

Entrance hall

The front door opens into an 8 sqm (6ft x 13 ft approx.) hall–way with a telephone access point and a 1m x 2m planter for indoor plants.

Ahead is a circular staircase to the upstairs and to the left of the staircase are steps down to the second lounge (see Winter Lounge below). The staircase has been recently rebuilt with new risers and treads.






Main Hall/Dining Room: This is a large area that could be used for several different purposes. It is over 20 sqm (10ft x 23 ft approx.) with built in display shelving.

Currently being used as a main hall with a seating area for one sofa and a chair. However, with direct access to the kitchen, it has been successfully used as a dining room in the past where it easily accommodated an eight–seater table.


Kitchen/Utility: The kitchen was completely modernised and re–fitted 7 years ago. It is roughly 22 sqm (15 ft x 16 ft). There are 20 storage cupboards of different sizes plus a full–length pull–out larder cupboard and three glass display cabinets.

There are over 10m of double–thickness black granite work surfaces containing 1.5 sinks, an in–surface wastebin and a larger than average five burner gas hob. The hob is centrally located under an attractive steel extractor unit. There are also two electric ovens, a microwave unit and dish–washer.

There is an American–style fridge with a plumbed–in water supply for cold water and ice. There is also a separate Doulton ceramic water–filter system which supplies purified drinking water to the fridge and to a tap fitted in one of the work surfaces.

There are eight sockets for appliances, worktop lighting under the face–level units and 15 downlighter spotlights.

Off the kitchen there is a useful utility room with a general purpose sink and plumbing for a washing machine and a tumble drier.


Main Reception Room:

The main reception room is 17 sqm (12ft x 15ft). On one side there is a set of stone book shelves. The room opens onto the dining room (see below). There is a ceiling fan and a reverse heating aircon unit.

The room is fitted out with a home theatre system including five pairs of surround–sound speakers, Sky Plus HD and terrestrial TV, and both wireless and ethernet computer connections.


Dining Room:

The dining room is 14 sqm (12ft x 12ft) – large enough for a 6–8 seater table. The room has under–floor heating, power points and large double–glazed picture windows with vertical blinds. There is a double–glazed door that leads out to a patio area and the pool.





Winter Lounge:

Down some steps from the entrance hall is a cosy lounge which really comes into its own in the winter. There is an attractive working fireplace surrounded by bench–type seating with room for further chairs.

It measures 17 sqm (12ft x 15ft) with a double–height vaulted ceiling. There is a small alcove to store firewood and a sliding patio door opens onto a patio and the pool area.


Ground–floor Bedrooms/Bathroom Corridor:

The two ground–floor bedrooms and bathroom are set in a corridor to the left of the entrance hall.






Ground–floor Bedrooms:

The two downstairs bedrooms are of a roughly similar size – about 12sqm each (11ft x 11ft, and 9ft x 13ft). Both have reverse cycle aircon, wall–heaters and stone book–shelves to the sides of the beds. Both bedrooms have full–width fitted cupboards along one wall and benefit from new persianas (roller blinds) on the windows.



Ground–floor Bathroom:

The ground–floor bathroom has been completely renovated with new water pipes, electrical supply and drains. It is fully tiled and consists of a full–size bath with power shower over, bidet, toilet, handbasin and backlit stainless steel medicine cabinet. There is also a wall–mounted room heater and a heated towel rail.
